Delta Capital advises on sale of 35-acre County Durham industrial estate to Newcastle investor

Delta Capital Property Investment is pleased to announce the completion of the sale of Tursdale Business Park, a 34.62-acre freehold industrial and open storage estate strategically located just off Junction 61 of the A1(M), approximately five miles south of Durham City.

The estate comprises a mix of workshops, factory units, high-bay warehouses and extensive open storage land, let to a diverse base of 35 tenants across industrial, engineering and logistics occupiers, with 37% of income derived from open storage. The property benefits from an enviable position immediately adjacent to Amazon's 2 million sq ft Fulfilment Centre and the wider Integra 61 development, one of the North East's premier mixed-use logistics and manufacturing hubs.

Delta Capital acted as joint selling agent alongside Lewis & Partners on behalf of the vendor, with Knight Frank advising the purchaser.

The estate has been acquired by Ward Group Investments (WGI), a Durham-based property investment firm led by CEO Andrew Ward, which owns industrial and commercial assets across the North East of England and the United Arab Emirates. The acquisition takes WGI's regional industrial portfolio beyond one million square feet, sitting alongside the firm's existing Durham holdings at Cathedral Park and Bowburn North Industrial Park.

WGI has confirmed plans for a significant programme of investment at Tursdale, including targeted demolition and refurbishment of existing accommodation and the introduction of new, market-leading open storage provision. The new owner intends to establish a dedicated operating company for the estate, with a focused management team overseeing its next phase of growth.
