As we move through 2026, the global economic picture is unsettled. Escalating geopolitical tensions, particularly the conflict involving Iran, have impacted the wider economy. The resulting supply chain disruptions and renewed inflation may prompt the Bank of England to push interest rates up once again.

We are already seeing a change in vendor sentiment. In an uncertain market, sellers are placing a premium on certainty and speed rather than holding out for peak pricing.


This allows equity buyers to acquire strong assets at competitive levels. Whether it is a neighbourhood retail parade or a solid industrial unit, cash buyers can negotiate from a position of strength. A vendor facing refinancing hurdles or looking to liquidate quickly will almost always favour a buyer who can complete swiftly, without the delays of bank valuations and credit committees.
